Q: Where is Garden of Eden estate simawa?
Ans: GEE simawa is located between the shuttle of Mowe and Ikorodu axis behind redemption camp off Lagos /Ibadan Express way in a town called Simawa Makun. Shagamu Local Government area of Ogun state, 23 minutes drive from Redemption camp to the site taking the point from Lagos/Ibadan Express Way.

Q: What are the names of other estates and institution within 3-5km radii of Garden of Eden estate Simawa?
Ans: Jubilee Golden Estate, Banks within the Redemption Camp, Redemption Camp, The Redeemer University, Deeper Life Conference Centre, Tree of Life Estate, Zion Estate, Caleb International School, InterContinental Training School,P.Z Company Odougunyan Ikorodu, Ogijo Ikorodu e.t.c.

Q: Who is the developer of Garden of Eden Estate Simawa?
Ans: A consortium managed by WAY AND LIFE CONCEPTS LIMITED.
Q: What is the price per plots and payment option available?
     Ans: N780, 000.00 per plot

Q: Is there any discount on outright payment on this estate?
Ans: Yes there is 10% discount on outright payment and 5% discount on twice payment within two months.

Q: What is the size of the plot?
Ans: Approximately 648 square meter or 60ft x 120ft or 18 x 36 meters per plot as indicated in the approved layout. You can show your interest in our commercial plots through your application letter direct to the management.

Q: Is the land free from government acquisition?
Ans: The landed property is free from every known government acquisition and no adverse claimant.

Q: What types of infrastructures will the developer provide?
Ans: Perimeter fencing, earth road, transformer and connection to the national grid, boreholes randomly sited.

Q: What infrastructure will the developer not provide with the purchase price?
Ans: Electric poles and strings, piped water system, drainage, and road network.

Q: How will increase in price affect subscribers?
Ans: increase in price will not affect existing subscribers in any way except if/when they want to subscribe for additional plot(s)

Q: What other payment do I pay apart from the payment for the land?
Ans: Survey fee:                    N 100,000.00

Q: The development levy will be used for what?
Ans: provision of drainages, electric poles, and strings for the distribution of energy, randomly sited water stations and road net work.

Q: When do I pay development levy?
Ans: Normally, after allocation of plots by letter and handover but before construction work can start. However, consideration of site development i.e. foundation work might be allowed after physical allocation to encourage development in the estate.

Q: When will my plots be allocated to me?
Ans: In batches, at least 50 to 100 subscribers after full payment of the land, survey fee and legal documentation. NOTE: Payment up to 75% may offer you provisional allocation.

Q: Can I start construction or building on the land now?
Ans: Yes you can start building on the land immediately after physical allocation and payment of the stipulated development levy. Consideration of site development i.e. foundation work might be allowed after physical allocation to encourage development in the estate.

Q: What do I get after completion of payment for the land, survey and titles document?
Ans: survey and titles document i.e. Receipt, deed of contract, letter of allocation, estate covenants, survey plans, and power of attorney/deed of assignment.

 Q: What type of title does way and life concepts limited have on the land?
Ans: Exclusive irrevocable power of attorney donated by the customary owners.

Q: How do subscribers obtain certificate of occupancy (c of o)
Ans: way and life concepts limited will procure certificate of occupancy from the land registry Ogun State. Each subscriber will be presented with a deed of assignment bearing the registered number of the global c of o which cover the estate.

Q: What about omo- onile wahala?
Ans: you will not have any nexus with omo-oniles and nothing like owo foundation & co. as this has been taken care of by the developer

Q: what title will I get eventually?
Ans: Deed of sub-lease/ Assignment of the unexpired term of 99 years less one day.

Q: what happens if I cannot complete/continue payment or default in the payment of the monthly subscription?
Ans: you will get a refund of total money paid less 20% administrative expenses plus 10 % Legal charges. This will be given after the last period of the installmental payment exercise of the scheme subscribed to as this is subject to availability of fund within 60 days.

Q: can I pay deposit and pay balance anytime within duration of tenure chosen (e.g.) 20, 24, months
  e.t.c)?
Ans: after the payment of the initial deposit you are excepted to pay the balance monthly. Non payment monthly as at when due will be treated as fundamental breach of contract which can result to termination or revocation of contract. The developer is not required to put you on notice in this case.

Q:  Does Way and Life Concept Limited charge interest on the balance of payment?
Ans: No, the transaction is interest free.

Q: Are the road to the estate good and motorable even during raining reason?
Ans: Yes the road to GEE SIMAWA is good and motorable during both seasons.

Q: Is there any restriction as to the type of building I can have?
Ans: Yes, you are limited to building residential houses within the area designated as residential and commercial structures in areas designated as commercial. Provision of shop in the residential houses and building of tenement house type (popularly known as FACE ME I FACE YOU) is not permitted. You are also advice to have a building plan designed in accordance to the regulation of Ogun State Town Planning Authority.

Q: is there any time limit to commence work on my land after allocation?
Ans: 18 months after allocation for at least fence and gate and after 5 years for structural development, making a total of 6 years and 6 months grace period after allocation.

Q: can I resell my plot/ properties?
Ans: Way and Life Concepts Limited can buy back plot from the subscribers who have paid up on their land as this is subject to cash flow or assist to get buyer. A charge of 10% (agency fee) is deducted from purchase/selling/current price in either of the cases.

Q: is Way and Life Concepts Limited going to assist subscribers in accessing National Housing Fund (NHF) loan?
Ans: Yes way and life concepts limited will assist subscriber in accessing National Housing Fund (NHF) and other mortgage loan from other banks when housing scheme begins. We are already in discussion to partner with our banks.

Q: Can I pay cash to your agents?
Ans: While we are not discrediting anybody, we strongly advice that either cheques or cash should be paid in favor of Way and Life Concepts Limited which is the designated project bank account. Please note that the management of Way and Life Concepts Limited accepts no responsibility for a liability that may arise as a result of deviation from above information.
* NOTE: subscribers shall be responsible for any defect in cheque / cash payment as receipt issued remain invalid until confirmation of cheque / cash paid into our company account.
